Beauty of A Home, Better Than New!
Recently I listed a home in a neighborhood pocket of Pflugerville that gives a country living feel, but is in close proximity to everyday needs. Reserve at Westcreek has neighborhood amenities including a pool, clubhouse, tennis courts, sport court, and playground. The home at 19316 Stokes Lane, Pflugerville, 78660 is better than new with upgrades that boast wood vinyl plank floors, beautiful white 42” cabinets, and designer neutral paint. The home is still under many of the builder’s warranties as well. A new Meritage build would begin at a higher price without the upgrades!
The Austin Metro Area has been in a seller’s market for several years. Buyers have competed for properties and sellers have seen multiple offers resulting in higher than expected sale prices. Consider the following points as you decide if it’s time for you to sell your home…
Austin – a distinct personality with many layers. My website, Austin’s Pockets, is dedicated to exploring hidden gems throughout Austin and surrounding communities that give it the interest and uniqueness that people love. As I show newcomers around and help them narrow down living options, there are several areas I make sure to show them. Most people have heard of the exciting, vibrant, and growing Austin downtown district. However, many people can’t afford the prices, want more green space, or just want to explore other options.
In a brief series of articles, we will be exploring pocket neighborhoods in both south and north Austin. For this particular discussion we will be concentrating on south Austin.
What You Need To Buy A Home
Buying a home is something that can be a pleasure or a challenge. Working with a Realtor that loves what they do is the first way to help take stress out of the process. With a little preparation and an experienced Realtor like myself, the process can be fun! Here are a few tips that I recommend to everyone when preparing to buy a home.
- I encourage all my buyers to contact a lender when they are initially thinking about a home purchase. It might be a year from now, but knowing what your purchase power is will make you as a buyer more confident. I have lenders that I can recommend who work closely with their clients to assure on-time closings and that details are taken care of throughout the timeline.
- Creating a needs and wants list in a home will help as we look at homes either online or in person. It’s easy to eliminate properties if the focus is clear. Ask me to help with this and the search will be kind of like hunting for a treasure!
- A letter from the buyer to the seller of the home can also have huge impact. While I communicate closely with the seller’s agent, it is nice to show the seller that the person buying their home is confident that it is the best place for them. I’ve had numerous agents tell me that the letter my buyers wrote helped to win the contract over in multiple offer situations!
- Narrow down the location and be flexible with the non-negotiable items. This will afford you more options as you see properties. There may be a hidden pocket you hadn’t thought of that is a great fit for you and your family.
Trust your Realtor and yourself! House hunting can be a satisfying adventure!

It’s no coincidence that the Berry Creek community in Georgetown is so popular. It is close to major roads taking you north, south, east and west, and in Central Texas’ hottest small city! With small town cuteness of the downtown historic Georgetown square featuring live music, local restaurants, and unique shopping, to the more recent shopping areas like Wolf Ranch, Berry Creek provides multiple options within a few miles of home!
Berry Creek has been a favorite neighborhood for decades! Long time residents as well as those just making Georgetown home love the community feel. The Garden Homes at Berry Creek are the perfect choice for many, with their tile roofs, comfortable prices, close proximity to the golf course and country club, and all with a touch of Mediterranean style!
An Austin neighborhood, close to many things that make life convenient like retail stores, restaurants, etc. and just a short drive to some of our newer hot spots like the Domain and the Mueller shopping communities! This sometimes unnoticed pocket is small enough to know your neighbors, has a private park and pool, and streets lined with mature trees and manicured yards. Pioneer Crossing West has value and quality with homes that are moderately priced with newer floorplans and features. 11404 Hollar Square is priced at 248K with has nearly 2200 square feet! It sits on the best lot in the cul-de-sac with a large wrap around yard.
Northwest Austin…considered back in the 70’s as the new place to live and enjoy lush landscapes with views and close proximity to Lake Austin, all with a distinctive neighborhood feel. As Austin has grown, Northwest Hills has truly become central to all of Austin, minutes to downtown, near major thoroughfares, shopping, restaurants, and recreation. This lovely, hilly part of Austin has maintained its prestigious zipcode, its sought after schools, and has continued to be one of Austin’s most popular pockets to call home!
Living large in a cottage kitchen might sound like a paradox, but if you have walked unnecessary steps from the kitchen sink to the refrigerator to the stove, how great to live in a more efficient, customized space where all your cooking needs are just steps or maybe even turns away! Think of all the upgrades possible in a smaller space that might be out of the budget with a larger footprint. Cottage style is as much an attitude as a design. There is plenty of room for your personality and creating a space that will be the gathering spot in your home.
Every year I dream about the ideal backyard space, complete with outdoor kitchen that includes the grill, mini-fridge, shade, and a relaxed eating and lounging area. Somehow I always seem to let the seasons pass without much progress. As with many people, the times where I seem to accomplish the most center around a backyard event, like a couple’s baby shower, an engagement party, a graduation dinner, etc.
